A selection of planning projects delivered across residential, commercial and community uses.

Bec HouseResidential

Bec House

London Borough of Merton

Following Aspire Luxury Properties / Sevendale's purchase of the site, secured amendments prior to construction to revise the unit mix and enhance the external appearance. The changes addressed Building Regulations requirements and market demand, ensuring the planning permission could be implemented and the development delivered.

Pine TreesResidential

Pine Trees

Elmbridge Borough Council

Working with PAC Design, secured full planning permission for two semi-detached dwellings following demolition of the existing bungalow. A tailored planning case demonstrated that larger dwellings were appropriate given the surrounding character and site characteristics, addressing initial concerns about efficient use of the site. The Council ultimately accepted this justification, enabling a positive outcome.

Thameside HouseResidential

Thameside House

Spelthorne Borough Council

Working with MCL Architecture, secured prior approval for the conversion and upward extension of an office building in Staines to provide 78 dwellings. The planning case successfully demonstrated that the upward extension was acceptable despite heritage constraints and that safe escape could be achieved despite the site's location in Flood Zone 3.

One Trinity GardensCommercial

One Trinity Gardens

Newcastle City Council

Momentum worked with TASK to secure permission for change of use, external alterations and signage in connection with the upgrade of office space at One Trinity Gardens located in Newcastle Quayside. The alterations were sensitively designed to complement the contemporary architecture of the building and to preserve the historic setting.

Ramsgate RoadResidential

Ramsgate Road

Thanet District Council

Secured outline planning permission for 7 detached dwellings in Margate, Thanet, with access, layout and scale approved. Working with PAC Design, constructive pre-application discussions with the case officer helped shape the proposals, focusing on the layout, design and relationship with surrounding properties, paving the way for a positive decision.

Cedar House, CobhamResidential

Cedar House, Cobham

Elmbridge Borough Council

Working with Aspire Luxury Properties / Cedar House, secured amendments to the planning permission and listed building consent during the renovation and subdivision of this remarkable Grade II* listed property into three high-end homes fronting the River Thames in Cobham.

Former Sandgate Nursery, HenfieldResidential - Extra Care

Former Sandgate Nursery, Henfield

Horsham District Council

Working with Solve Planning and PAC Design, secured outline planning permission for 82 dwellings comprising 72 extra care units and 10 assisted living units on a greenfield site adjoining the settlement boundary. A tailored planning case successfully demonstrated that, despite lying outside the settlement boundary defined in the adopted Neighbourhood Plan, the proposed specialist accommodation complied with the development plan.

The Old Rectory, CarshaltonCommercial

The Old Rectory, Carshalton

London Borough of Sutton

Working with Sawkings Architecture, secured planning permission and listed building consent for alterations to a vacant Grade II* listed building in a well-known waterside setting in Carshalton. The renovations will bring this important historic building into high-quality office use, securing its long-term future.

King Charles HouseResidential

King Charles House

Mole Valley District Council

Working with William George Homes, whose commitment to high-quality homes and making effective use of the site helped shape the scheme, secured prior approval for residential conversion with a revised layout to meet Building Regulations requirements. Also secured planning permission for external alterations and an increase in the height of the upward extension, successfully addressing the challenges of a highly sensitive location within the setting of a Grade II* listed building.

Kentwood HillCommunity Use

Kentwood Hill

Reading Borough Council

Working with Ian Hunt Associates Architects, secured planning permission for the change of use and extension of a former social club to a Christian church. Noise constraints were a key consideration, and the Council's concerns were successfully addressed through close collaboration with Pulsar Acoustics.

Hambleden HouseResidential

Hambleden House

Test Valley Borough Council

Working with MCL Architecture, secured prior approval for the change of use and upward extension to provide 51 dwellings, followed by approval for a higher-density scheme delivering 84 dwellings through a larger roof extension. The proposals successfully addressed the constraints of the adjacent conservation area, demonstrating how the additional scale could be accommodated sensitively within its surroundings.
